We have hired Saylor's Lawn and Landscaping to service our landscaping needs for the 2015 season. Because of the weather conditions Friday, March 27, 2015, they were unable to perform the mulching services. Saylor's will return next Friday, April 3, 2015 to mulch the flower beds in front of your homes.
If there are any concerns
regarding landscaping operations , please contact Jodi Gerhart at 4 Star Property Management, (484) 284-0909 or emailed to Jodi at: firstname.lastname@example.org
. PLEASE do not give direction to the landscapers. They have been assigned their work by their supervisors according to the landscaping contract approved by the Board. Jodi Gerhart will advise and direct Saylor's
on our behalf.
Amendments and Reserve Study
The Board has been in discussions regarding changes to the Declaration, those changes are as follows:
- Capping the number of rentals in the community, as well as capping the number of rentals to any one Homeowner;
- Reinstating the $500 Capital Improvement Fee for all sales and re-sales of all units
An Amendment must be created in order for these changes to be legally instated and part of our Declaration. Each homeowner has the right to vote and is entitled to one vote per unit owned. Shortly you will receive a letter from 4Star Property Management with the following documents enclosed:
- Attorney’s letter of explanation of the Amendment and the procedures
- Draft copy of the Amendments
- Lease Addendum (this will be given to potential buyers that may be investors)
Your vote is very important! These Amendment changes should not to be ignored.
Once the votes are collected and if these Amendments are in fact passed with 67% of the votes, a final copy will be signed, notarized and recorded with the courts. A copy will be mailed out to each Homeowner for your records.
The Reserve Study has been finalized, the Executive Board has met with the Committee formed to read and consult with the Board on any action to be taken in light of the Study’s results.
The Executive Board feels that both the Amendments and the Reserve Study should be explained and discussed thoroughly with the Homeowners and therefore have arranged meetings as follows:

Community Garage Sale
Get your Spring cleaning done and get ready for our Community Garage Sale. We have set a date for Saturday, June 13, 2015. We are currently getting prices for ads and other applicable fees.
